Twelve Days of Hurricane Preparation…

It’s that time of year again. June 1st marks the first day of Hurricane Season. We’ve already had our first named tropical storm on the eastern seaboard. Every year as Florida residents, (and other hurricane prone states), we are reminded of what we need to do to prepare for the possibility of a big storm. It’s true, some years it all seems like a lot of hullaballoo for nothing when we are lucky enough to escape a real threat. If you were living in Florida in 2004 between mid August and September when we were introduced to Charley, Frances, Ivan, & Jeanne, you know first hand, no one was adequately prepared.

Unfortunately, our memories are short term and we soon fall back into the “it’s not going to happen this year” mentality. We thought rather than just printing a “hurricane checklist” we would present you with 12 days of hurricane preparation to bring you to the start of this years season. Each day, on our blog, we will give you a new item to ponder and help you prepare your home, business, and family for whatever this hurricane season may bring. It’s important to all of us at Sun Insurance Services that our clients and neighbors are adequately insured, prepared, and safe. We believe that it’s a good idea to plan for the worst and hope for the best…

On the 1st day of hurricane preparation…

Locate and review your Florida homeowners insurance policy. Should you experience storm damage, you will need to be able to easily locate your policy. This is a good time to call your insurance agent and arrange an appointment to go over your homeowners policy to determine what kind of coverage you have when it comes to storm damage and make any adjustments.

Fun Under The Sun… Something for everyone in Central Florida! May 4-6

It’s a common misconception that May 5th, also known as Cinco de Mayo (celebrated more in the US than in Mexico) is celebrated as Mexican Independence Day. That day, which is more widely celebrated in Mexico, is September 16th. May 5th  actually commemorates the Battle of Puebla (an underdog victory for Mexico who pushed French forces out of the state of Pueblo against huge odds) which took place on May 5, 1862. There are lots of ways to celebrate in Central Florida, we listed a few below. There are plenty of great choices this weekend! Have fun!

Happy Birthday to Sun Insurance Services!

It's our birthday!

Birthdays are all about numbers, and we want to share a few of ours:

9. We’re nine years old today. We actually incorporated the business in February, 2003, but we’re considering the weeks between then and May 1 as a quick gestational period. Our E&O insurance went into effect and we wrote our first policy on May 1, 2003, so we celebrate that as our birthday.

3. We’ve occupied three locations in our short history and none of them resembled a typical insurance office. You won’t find a beige wall or a metal filing cabinet in our agency. You will, however, find 51 suns and sunflowers on our walls, 523 Pez machines in Jim’s office, and a dozen or so happy people.

29. We’ve had 29 full-time employees over the course of the past nine years, and a few high school students who worked part-time. Some of our employees stayed a long time, some were with us only briefly, but everyone made a contribution and we’re grateful.

This birthday is also about remembering some important events difficult to quantify.

We started the agency with one agent, Bill Wolfe. Bill helped put together desks, unpack boxes and build our referral network. From my desk in the office loft I (Jim) heard him call real estate agents and introduce himself and ask for their business.

What a cool sound, minutes later, to hear the fax machine beeping with requests for quotes.

Just a few months after we opened, Bill was diagnosed with pancreatic cancer and never returned to work. His death the following year was undoubtedly the saddest thing our agency has ever experienced.

We survived hurricanes Charley, Frances, Jeanne & Ivan and Jim’s cancer diagnosis and successful treatment in 2005, the collapse of the real estate market, and challenges from the Florida Legislature. But we’ve always had fun, and today we’re confident our best years are ahead.

And here’s another number, the most important one of all: we have more than 4,000 customers in almost every county in Florida plus 2 other states. We’re incredibly grateful for their confidence and loyalty.

Select the Appropriate Self Storage Facility

A lot of us have our excess stuff in storage facilities.. did you know that 10% of your personal property coverage on your FL homeowners insurance or FL renters insurance policy extends to coverage of items in a storage facility? The following article by our good friends at IRMI has some great tips to keep you and your stuff protected!

The first consideration, after deciding to rent a storage unit, is which self storage facility to select. The following are some tips for selecting the appropriate storage facility.

  • Select a rental company that has adequate security, such as proper lighting, formidable fencing, coded security pads, and 24-hour video surveillance cameras.
  • Look for a unit that you can access any time of the day.
  • Consider your need for a climate-controlled environment—particularly important if you are storing items that could be damaged by damp, cold, or hot weather such as upholstered furniture and archived items.
  • Choose a unit that is well-maintained, clean, and pest-free.
  • Ascertain the reputation and history of the rental company through referrals and the Better Business Bureau.
  • Select a rental company that offers competitive rates for insurance for your property in order to give you more options; the rental company should also have its own commercial general liability insurance if someone gets hurt on its premises.

Why property-insurance rates are skyrocketing, how to fight back

We hear it everyday. Homeowner’s who are upset their FL homeowners insurance rates have increased. There are many reasons for the rate hikes, some are detailed below in an article written by Orlando Sentinel Columnist, Scott Maxwell. Why property-insurance rates are skyrocketing, how to fight back… by Scott Maxwell

Mike Costner’s home in Indian River County has withstood every hurricane to hit Florida since 1952. So he was perplexed to see his homeowners-insurance premiums go up — by more than 50 percent this year alone.

“Sticker shock,” Costner said, “has turned into getting tasered.”

Costner is not alone.

Osceola County resident Dan Pearson told me his rates jumped 34 percent. Brevard’s Linda Seals’ went up 50 percent. Winter Springs’ John Secor saw his double in the past two years.

And Orlando resident Scott Maxwell got news of a $700 increase just last week.

Fortunately for Maxwell (that’s me), I found a way to shave that bill down by $1,000.

Fortunately for you, I’m going to tell you how.

But first, let’s talk a bit about why Central Floridians are seeing massive increases — higher than most of the state. And most of America.

First, you have to accept that we live in a disaster-prone state. Insurance companies like to point that out.

But it’s always been that way. Florida hasn’t moved.

Instead, the skyrocketing rates are the result of a confluence of things: shoddy decisions and poor planning by the politicians; big profits and financial games played by the insurance companies; and the new way the industry has decided to assign risk — a major shakedown for those of us in Central Florida.

Let’s start with the insurance companies.

Every year, they cry poor mouth — whether hurricanes come through or not.

Don’t be fooled. Most insurance companies still make out quite well.

In fact, the Sarasota Herald-Tribune won a Pulitzer Prize for a series of articles about how the entire industry “is, at every level, rigged against consumers.”

The series cited companies shipping money out of state, secretive rate manipulations and some companies that were so financially weak, they couldn’t make all their payments if they had to.

But I wanted to hear from the industry itself.

So I reached out to Locke Burt, the president of Security First Insurance — the company that tried to jack up my premiums $700.

Burt claims his industry is a victim as well. And in some regards, he’s right.

The state, for instance, really messed things up with Citizens Property Insurance — the state-run insurer that provides subsidized insurance to higher-risk homes.

I could write an entire column on why Citizens is a mess. But the short version is that we inlanders subsidize the premiums for coastal dwellers, including owners of second-homes on South Beach.

It’s nonsensical and unfair. I have no interest in subsidizing second homes of oceanfront mansion-dwellers. And it’s insane that this alleged “insurer of last resort” is now the biggest insurer in Florida.

Yet Florida politicians refuse to fix this bloated and unsustainable government program.

Still, Burt said the thing that most affects your rates is the cost of “reinsurance,” which companies like his buy to cover their own losses (basically, insurance for insurance companies). “We spend 40 percent of every penny we get on re-insurance,” Burt said.

And reinsurance costs are skyrocketing, largely because the industry decided to reassess the way it calculates storm risk, concluding that inland Florida rates need to go way up.

Said Burt: “That affected Central Florida in very bad ways.”

He pointed me to a chart that predicted reinsurance increases of 20 percent, 40 percent, 80 percent and more, depending upon the county and ZIP code.

In other words, things will probably get worse.

There are even more factors at play. Fraud is on the rise. Sinkhole claims are up. And rates are going back up, now that a subsidy, courtesy of Charlie Crist and the Legislature, is running out.

Still, most everyone involved in the game — the insurers, the reinsurers, the politicians — all make money off Florida’s insurance market … at your expense.

So what do you do about it?

In the long term, elect different politicians.

But for now: Shop around.

I know that sounds simple. But way too many people get hitched to one company — and just keep on paying. That’s a big mistake.

When Security First told me my rates were going up $700, I called my independent agent.

In less than an hour, she found a rate that was not only lower than what Security First wanted next year, but $300 lower than what we paid this year.

And that was for slightly better coverage with one of the state’s bigger carriers.

So I told Burt I was firing him.

Burt was pleasant enough about it — and not really surprised either. He said different companies target different demographics, and that his offers the cheapest rates to those who live in homes much newer than mine.

So maybe the folks in Baldwin Park will be very happy with Burt.

As for me, I’m much happier with someone else.

But you know what? I’m certainly not wedded to them. If the rates go up, I’ll shop around again.

And you should do the same in looking out for your own family.

Because, as Florida’s track record clearly shows, no one else will.

If you are renting, you need Renters Insurance!

I was speaking with some friends this weekend who recently had to move out of their home and into a rental property. The downturn in the economy has led to many home foreclosures and a lot of people ousted from their homes, forcing them to find homes to rent. When moving from home-ownership to renting, there are some differences in insurance needs.

Many people think that they do not need insurance since they no longer own their home. While it is true that you don’t need property insurance (covers the building, and your landlord will take care of that), you will want to provide coverage for your personal items (contents) and personal liability. Renters insurance will cover your possessions in the case of theft or damage. The personal liability covers guests visiting in your home.

Coverage Options for FL Renters Insurance

Personal Property – Coverage for your personal property.

Loss of Use – Coverage for damages that might occur to your home should it become uninhabitable due to covered hazard.

Living Expenses – This covers you for daily living expenses such as food and shelter if your property needs to be repaired or replaced. This also covers the cost of living somewhere else for up to 24 months if your home becomes inhabitable

Inflation – An automatic adjustment with your annual policy renewal covering the cost of inflation should it rise.

Personal Liability – Covers damages that may include bodily injury to a visitor in your rented home. This also covers payments for legal expenses if you are sued as a result.

Medical Payments to Others – If someone is injured on your property this covers their medical expenses up to the policy limit.

Additional Coverage Riders  (requires extra premium) – Examples may include additional business liability coverage, damage due to flooding, and increased limits for liability and identity fraud. You may want to consider additional coverage for any furs, gold and cash

Orlando FloridaJust how much renters insurance do you need? First, consider if you want an ACV (actual cash value) or,  a replacement value policy. The ACV reimbursement will include the cost of the item less depreciation. Next, do a home inventory to determine the value of all of the items on your list and what it would cost to replace them. This list will be necessary in the case of a claim so keep it (and a video) in a safe place away from your home.

Renters insurance is relatively inexpensive with payments as low as $15-$20 a month for $30,000-$40,000 of coverage. The deductible can vary so choose the one that works for you.
